Home buyers coming out in southern NH...
With all the news reports about the U.S. being in a recession, the huge amount of real estate foreclosures, short sales and the general drop in the real estate market, I am here to be the positive voice, perhaps even one of hope. This has been my busiest winter thus far in real estate. I have been selling real estate since 1998 and with all businesses, it has it's busier times of year. Typically, for me, winter is lean for real estate transactions. Personally I have spent more time this winter showing properties, doing CMA's, writing buyer broker agreements and having successful closings than any other. I am spending more time with clients than in previous years because they are more cautious and much more informed than then. They take their time, investigate and do research. They are also buying in their comfort zone as opposed to buying at their absolute top stretched monthly amount. The extra time spent with these customers and clients has only added to the relationships that I have created with them. I want to be their real estate agent for life not just a person who took them through one transaction. I genuinely care for their well being and enjoy assisting them with one of the most important investments of their lives. They inspire me too. The look on the face of those who just bought their first home is priceless as is the excitement of a seller who finally sells their current home to move on to their new dream home. The bumps along the road to the closing are suddenly distant memories and the future through their eyes is brighter today than it was yesterday. So fear not sellers, the buyers are out there and more are coming out every day, at least here in NH. Remember, they know what your home is worth so don't overprice it or you will lose them. But buyers, sellers also know what their homes are worth and I just had a listing with multiple offers on it so don't low ball too bad.
