Tips for first time home buyers
Here are some tips for those of you that are planning to buy your first home and don't know where to begin. 1. Interview agents and work with the one that fits with you best. By this I mean, ask questions. Do they work part time or full time? What does their company offer to buyers that may differentiate them from other companies? Ask about mortgage officers and who they recommend and why? Ask about Buyer Agency and other types of agency relationships. In NH, they should explain agency and have you sign a disclosure that they explained it. BEWARE of agents that ask you to sign a Buyer Agency Agreement the first time you meet them. This is a contract and it is binding. I do recommend working with someone that you eventually hire as a Buyers agent so that you are represented however make sure that you feel comfortable with this agent before doing so. 2. Get pre approved by a mortgage officer. This will give you the oportunity to find out what you qualify for and be educated about closing costs, programs for 1st time buyers, interest rates, etc. You will also find out what, if anything, you can do to improve your credit score. 3. Do not change your financial picture while you are searching for a home. By this I mean, keep your credit cards where they were when you got pre approved or less. Don't purchase anything else that will add a payment. Wait until after you close for that new car/furniture, etc. 4. Don't stress too much. This is a huge investment for you but for the agent, this is all part of the process. Sometimes pipes freeze, septic systems fail, termites happen, roofs leak, people get upset. Communicate your feelings and wishes to your agent and let them do their jobs. Everything can usually be repaired and negotiated and therefore end in a successful closing. For me, first time home buyers, are my favorite group of people to work with. You are educated, know what you want and when everything is done, you are so happy with your new home.
