Tips for selling your home
I have done a few blogs with tips for buyers, here is my first one with tips for those of you getting ready to sell your homes: 1. Choose your agent wisely. Here in NH, the real estate market has dropped considerably over the last few years. This has left many sellers in a position of coming to closing with money and many others selling for less than they owe (short sale). Make sure you choose an agent that is ready to roll up her/his sleeves to work for you. Short sales are a lot of work but in the end a huge burden lifted off your shoulders. Choose an agent that is up to the task. 2. Before you decide on an agent, do some homework on their company and them. Check out their website and ask about their web advertising. Since about 90% of buyers start their search online, being ahead of the rest in technology and web presence is key. Call the agent that you are thinking about listing with and see what her/his response time to you is. Have a friend call pretending to be another agent or a potential buyer and see how they are responded to. This doesn't necessarily mean that they will be answering on the first ring but they do get back to you soon. I don't answer my phone when I am showing property to customers. I wait until I am back in the car going to the next house and I check my voicemail. I also have email on my phone so I can send a quick email saying I got their message and am with clients and will get back to them as soon as I have a free minute. Response time is "key" in hiring the right agent. I have waited days for an agent to call me back about showing their listing. This is something that unfortunately happens quite a bit. I cannot tell you how many times I have had a buyer and they have a list of homes they want to see and it is nearly impossible to get in touch with the agents to schedule. The two biggest reasons for this, I believe, are 1) The agents schedule their own showings. This means that every agent that wants to schedule a showing must get in touch with your agent. If your agent is busy as many of us are, you may miss out on showings. Hire an agent whose agency has someone in the office to schedule showings or one who hires a showing service that schedules all the showings. 2) The agent says that they will accompany all the showings, to me this is another RED FLAG! Now you have to get a buyer and 2 agents available at the same time, which is very hard to do. It also makes the buyer uneasy when the listing agent is at the showing. They can't say what they really think and will spend less time looking around and therefore may end up buying something else. Allowing single broker showings is going to get more traffic into your home and if you want to SELL that is what matters. Some buyers drive by a house and literally want to see it then, the agent working with them is going to do all they can to capitalize on their excitement and get them into your home ASAP. There are always exceptions to every rule and I have had listings where I will accompany showings. This is usually in a unique property where the showing agent would benefit from me being there to explain about the house. Don't be afraid of having a lockbox on your house, Realtors adhere to a code of ethics, they are trustworthy and able to leave your house exactly as it was when they arrived. Do your best to leave your home in showing condition every day. Make it as easy as possible to get in because the more people that see your beautiful home, the more likely you are to sell first.
